    Well I had roughly a 13% deposit, my parents have said they will pay the other 2% and pay my solicitor fees.

    Obviously 13% doesn't get anything better than 10% or does it?

    We have checked all houses in area for our budget and only 5 appealed. We viewed all 5 but this is the only one we could see as a home

    I don't know what price it sold for last as it was back in 1974 ;-)

    I upped the offer by £2k to £96,750.

    I was in the office when she they put it to her and she will discuss it with her family and let me know AM. Fingers crossed

    I know that the last sale fell through as the guy couldn't get the mortgage. The selling price was £100,000 and the survey valued it at £100,000

    So do you think if she declines I should just jump in with £100,000 to get it off the market?

    Or £97,750 then £98,250 then £98,500?

    Is quibbling over £3k really worth the hassle of losing out on a sale which is about right anyway?

    If you want the house offer the 100k and then if the survey values it under that you could always try to renegoiate.

    The other viewers are going at 12.15 tomorrow.

    She will get back to me about my offer in the morning. I guess she will decline knowing that there may be others interested.
