Chasing estate agent for info

Weve been having a look at some properties, & found a good one with a good asking price.
Been to see it
Asked the estate agent for more info, re lease, nhbc, hip etc over a month ago. Chased them up again last week.
So far we havnt had any response from them, yet last time we were in contact they said that they had received offers.
It still shows on their website as being for sale, no 'under offer' or 'sold', so assuming that it is still for sale.

Its a repo, about 2 years old, & never occupied by the looks of it.

Have found info re lease, nhbc etc ourselves, but obviously would want these to be confirmed.

The property was put on the market last year, so does it need a HIP before it can be sold?

If the agent is simply having problems getting the info, why not say so?
Is it worth contacting the original developers to see if they have any info, eg the original sales particulars available?

Is there any way of giving the agents a prod to actually get the info required?

    Yeah I'd go in there. They can be a pain in the @rse. I'm dealing with an unresponsive EA at the moment.

    no we havnt, we havnt had the time to do so yet.
    we have emailed & phoned them. will call them again tomorrow.

    im surprised that they seem so dis-interested in actually doing anything.
    if they are themselves waiting for the info, they could at least tell us that, & surely they would be actively chasing for it?


    strangely enough, others in the same development have just 'sold stc' but with a different agent.

    It's not the EA that provides most of stuff themselves.

    As it's a repossession it's unlikely that the lender themselves have any paperwork at all relating to the property! Only what you also have access to through the Land Registry.

    The HIP fair enough but most of it's contents, if it's been produced yet, are tripe and it's likely your solicitor will have to do it all again anyway.

    Why the agent can't tell you they don't have access to this stuff I don't know. It's very normal with repossessions - the contract or the paperwork at least from the solicitors always says you have to rely mainly on your own enquiries. Even the Sellers Property Information Form comes back full of 'don't know' and 'not applicable'
