    Have you been to see the next door? Politely say you are thinking of buying next door and ask about the extension. See what they have to say.

    What should the survey say that will help? The surveyor will simply say that there is an extension which appears only accessible from the neighbouring proeprty and the buyer should ask his solicitors to look into the legal position. If OP knows this anyway I really can't see what the survey will add in this respect.

    How big is the supposed encroachment? If it is obviously an encroachment from the Land Registry plan - and from the length of this post I am confused as to why OP doesn't seem to have looked at the LR plan yet as it should be in the HIP and/or can be downloaded from the Land Registry (the LandRegistry.gov.uk site - not one of the others that appear at the top of the page in Google and charge more for the same thing!).

    If there is an encroachment from looking at the LR plan next thing is go and talk to the neighbours and ask why it is there. They may produce some agreement by the owner. If they do then you can throw that back at the seller and make a substantially reduced offer because of all the hassle you will have sorting it out. If the neighbours are abusive, will OP want to live there anyway?

    Let's hear the result once the LR plan has been looked at and the neighbours questioned.

    Hi, the EA weren't any help, she told me the only way I could find out was with a survey, but I haven't put an offer in yet, she didn't mention the HIP, I didn't even know they existed until this forum. She said they don't have that kind of information. I am seeing a solicitor soon so haven't looked into it further, I'm waiting to see what he's got to say about it.

    There are no online records for this at the land registry, I'll have to do manual request.

    The EA isnt talking about a house survey - but a full blown land one. Id not walk away, Id run if I were you.
