Very true SwissLe - the first 2 points probably won't hold any weight for negotiation.
However, I think it may be a case of not being seen to be overkeen - so we might as well drop these issues into conversation.

If the artex and pebble-dash are in good order, what are your grounds for a reduction in price? If it's simply "personal taste" then why should the seller pay, if the condition is acceptable?

Pebbledash used to be good at hiding structural problems like subsidence. The woman who sold our old house got it freshly done to sell it to us in the early 1980s so the surveyor wouldn't be able to check properly.
Artex doesn't look too bad if its just on ceilings but I suppose most people say its old fashioned and can be expensive to correct.0 -
Debt_Free_Chick yeah the angle I was coming from was more personal taste, but I guess the point you make Besonders about covering up potential structural problems could be a possibility.
Doubt I will go for a full structural survey, but that should show up in a basic survey in this day and age?
Bit of a dumb question, but if the artex is covering a problem like subsidence ... there should be signs of cracks within the inside walls?
I think further down the line when a survey is done, that's when we can decide IF there is any negotiation ammo...may turn out to be a sound house, in which case I will offer what it's worth to me.Find a job you like and you add five days to every week0 -

Yeah that is the logical option. The next door neighbour has whitewashed his property, but I will check tomorrow to see if it was pebble dash
If it is pebble dash then that's good - just shows it's not too noticeable in a bad way once painted :cool:

Had a quotation to put in Central Heating System for £2600.
That includes fitting a Condensing Combi Boiler and also fitting 5 radiators (radiators excluded from the price).
We are in London, so I think that price is reasonable but I will try negotiating that down.
Any thoughts on this deal? The plumber was found via recommendation rather than just Yellow Pages...Find a job you like and you add five days to every week0 -
Hi there just reading your messages about pebbledash. My house is also covered in pebbledash the issue with mine is that most of it has recently fallen off - i believe the term is "blown". I have heard that in order to fix this I need to get the whole lot replaced, is it possible to just patch the areas that are blown and then paint over it?

Better to take it all off rather than patch it up. If one bit was bad enough to fall off, then the rest is probably in the same poor condition. You could save a few bob on pebble dashing but end up with damp and water damage if water is seeping in behind the render (which was probably what caused the original pebble dash to fall off).
