    Good answer SSA, thats what I was thinking. If OP does go BR he is going to have a huge IPA so its worth negotiating payment arrangement or F&Fs now in case he can avoid BR. Thats what I'd do anyway.

    My three guardian angels - thanks for that corroboration of CCCS' advice. :T I now won't ring CAB back - as urged to by the OH - because they gave her conflicting advice (eg. go BR, no Beneficial Int, best thing etc!).

    And I thought not so long ago I had got my head around this situation .... as you say Lensman, I am gaining knowledge!

    Righto, this is what I'm going to do, plus some additional queries for you if I may:
    1. I'm going to contact my agents which happens to be headed up (in the branch) in Ludlow by an old school mate who will give me the real-world price. I feel confident not going down the 3 valuations route - unless it buys me more time with the Bristol & West?
    2. I'll inform B&W of my changed situation and ask to capitalise the missing payments. What you you think I should offer as a payment - or should I wait and let CCCS do this?
    3. I shall also now reveal to Barclays and the rest that my situation has now changed and I will be in a position to offer reduced payments once I have drawn up a DMP with CCCS.
    Do you think that will suffice as stage 1 of the plan? Stage 2 would be implementation with negotiated DMP and Stage 3 might be to go BR if my creditors don't play ball. As you say SSA, the fin downturn is in my favour at the moment, and I intend to take advantage of it!

    5YP - you kindly mentioned the plight of my poor Mum! Yes, she came over for Mother's Day and was thoroughly spoilt, including cards etc. I wouldn't forget her, and promised that I would do my best to look after her when Dad died in 2000. She will always have a roof over her head but she's not the sort of person to be shunted around, that's the difficult bit when trying to explain this situation.

    Anyway, I hope this really is a workable solution.
