Landlord Gas Safety Certificate - Prices

I am just about to become a Landlord and need to get a gas safety certificate done. I have a 2 bedroom flat with gas hob & gas fired central heating.

In order to get the certificate I need to have a Gas shut off valve placed inside the flat (i.e. contained within the flat itself...there is already a shut off valve by the meter, but that is in the meter cupboard in another part of the building.)

Please could someone give me an idea of the cost for doing the valve, doing the certificate & servicing the boiler.

    Up here in Lancs it costs me £45 for a gas safety certificate.

    The isolation valve is only a fifteen minute job, but servicing the boiler could take a while!

    I'd ring a few places in your area and get some quotes to be honest, some gas fitters are very expensive.

    for the safety certificates i pay £35 per appliance - so £70 for hob and boiler - this is in london.

    not sure about other costs though..

    I think that the isolation valve will take a bit longer than 15 minutes though.;) .
  • our landlord safety check and gas safety certificate (South Wales) cost us £37.60. we have a boiler in the bathroom and the cooker in kitchen.
  • I just got a gas safety cert done, they seem to cost 60-70 in surrey... for a gas hob and boiler... maybe i should get a Welsh gas man next time!
  • I use GasJet for the gas safety check, I think they may be a national company but I'm in Kent. Last time I think they quoted me £45+VAT to check a boiler and cooker but I asked them to service the boiler on the same visit and they gave me a discount on that. I can't remember exactly but I think the total cost was less than £80.

    It is usually cheaper to get the boiler serviced during the summer

    as the abov post says there is a big difference between getting a certificate and service , so be sure to get a price fro both, it pas to get a service at the same time, but saying that my guy just gives it a quick brush and vacuum if he can be bothered !!

    My landlord paid £90 for a gas fire, boiler & cooker in London.

    It took about 3 hours as he gave the boiler & fire a good clean.
  • we also have an annual service & maintenance contract with the same company, we pay £118 for the year, they serviced the 2 appliances and any probs during the year (cooker, boiler, central heating etc) the tenants ring them directly avoiding us ! we are now thinking of putting the shower onto the boiler as the current electric shower is on the blink, that way they will cover the shower too.
