Buildings ins for freehold + leasehold flat

I'm buying a flat which is one of two in the building. The flat has the freehold, with a lease on the the one below. This means I need to arrange buildings insurance for the whole building. This is an unusual (but not unheard of) situation. Can anyone recommend an insurance company? The comparison sites make too many asusmptions to be useul really.

    Out of interest, did you get a mortgage on this property without spliting the deeds?

    I think we have, yes. But most insurers are saying we need to get a block policy, which seems excessive given that we will be living in the house and there's only one other leasehold flat.

  • Its my understanding you dont have to insure the whole block but as the freeholder your the only one who can insure the block. I say that because between the 2 flats it would be easier/cheaper to insure the block rather than both sides taking individual insurance out.

    Worthwhile speaking to your solicitor to see if he can ascertain what is in place currently and or speaking to the owner of the other flat and doing insurance together. Speaking to a broker or specialist would be my suggestion of where to go to actually get a good policy.

My problem is about being refused home insurance because I have made 4 claims in the last year and cannot get my home and contents insured. But I don't know how to do a new post about this problem on this forum. I click on the icon 'new posts' and nothing happens, so the only way I can ask the forum my questionis to reply to a thread.     What sort of claims are they and what value ?

    Claims on my house insurance and contents. (1) for the arial blowing down in a storm for £550, and (2) on public liability for a claim that my dog bit another dog although I didn't see it and the owner of the other dog told me to ask the ins. company to sort out the claim which they did and they paid out £2382.34. (3) my underfloor central heating pipes were leaking downstairs and the water started coming up the walls for £6427 and (4) in another part of the downstairs water was found coming up the walls but the insurance company said this was another claim - thus the 4th claim but really the same problem which came to £5213 and the final figure for claims 3 and 4 was about £24544 - they have agreed this but have not yet paid out - but have refused me insurance with them from the renewal date on the 21st September 2010. This result has blacklisted me and I am finding it difficult to get insurance for next year. These 4 claims are the first I have made in 20 years. Can anyone advise. Thanks
