    How exciting for you! I would say make sure everything is clean and sparkly, complete pain in the bum but first impressions really do count. Tidy all clutter away, even if you shut it in a cupboard. Kids toys in every room can sometimes make it look untidy, if you have little ones try and confine the toys to one room, as tidy as you can make it. Little things like making sure the beds are made and covers smoothed out can make a difference to how a room looks. Shuffle your furniture so your rooms look as big as possible. I also think a cheap bunch of daffodils on a windowsill brighten a room up no end. Try and have details to hand of any work you've had done, buyers may ask and it's good to be prepared. Can't think of anything else but I'm sure others will add their views. Just smile and be polite! Good luck let us know how it goes x

  • Get rid of all clutter! People judge the size of a room by the amount of floor they can see, so move anything that you do not need or which takes up a lot of floor space (CD towers, ornaments, toys etc) - it will make your rooms look much bigger.

    Same for the kitchen, move anything unnecessary off the worktops... the more worktop space that can be seen the bigger the kitchen will look.

    Have curtains and blinds wide open... windows create the illusion of space by making the most of the light.

    Show them into rooms by allowing them to walk into each one first - then you are not taking up space as they walk in and they get to see the room in all its glory.

    Take those coats off the bottom of the stairs too! :o

    Oh, and be positivie about EVERY aspect of the house and look on the bright side of anything negative that they say eg:

    Viewer: 'bathroom is a bit small'
    You: 'we've always found it functional and it doesn't take long to clean!'
