4 months and no sale

  • Have you looked at any of the house Doctor books? Perhaps it is too neutral and you need some pictures or cushions. Does it smell fresh? Is it positively gleaming? Is your agent displaying photos? What does it look like from the kerb? Ha! I should talk! I currently have the decorators in trying to spruce my place up for a lightening quick sale as I have just bought a house and don't need two massive mortgages! I once had a house which stuck and stuck - we then changed the front door, put up some lace curtains and painted it in white gloss and it sold in 3 days.

    However, that might not be that the house is actually over-priced, it might just be that it APPEARS to be over-priced. Check what details your EA is sending out very carefully - are they majorly underselling the property in any way?

    If the details are fine, you need to find out how well they are marketing your property. Are you on with a suitable estate agent? If you've picked one purely because they quoted a low fee, but they are based a long way from your property, you may find they just don't handle people looking in your area. Or if you've picked an agent that mainly deals with upmarket country homes and yours is a 3 bed terrace, they may just not have the right people for your property on their books. Have a look at what other properties they are selling. If they have nothing else in your area/style/pricerange you may well need to change agent.

    If all these things check out, then it does all come back to the price.

    Thanks, Dander. I picked a local EA, and I based my choice on their reputation and their share of the market. I'm getting a bit uneasy as we've put an offer on a house we've liked. Actually I'm not sale-dependant, but don't fancy paying 2 mortgages for several months either! :eek:

    I think I'll have a chat with the EA tomorrow, and have his input, and possible suggest that if he doesn't get things moving, I'll have to take my bussiness to his competitors...

    I agree with all of the other posts. But would also add that flats in your part of the world may only be attracting a small segment of potential buyers i.e. those people who want a flat. Is your flat freehold/leasehold. You don't get many leasehold flats outside of London and people elswhere may be wary of possible future charges.
    Also consider what the competition is. I know that when I bought my present house a 1930's terrace (last month) it had been on the market since Feb 2005 and price wise was competing directly with lots of new build houses. Probably why there wasn't any serious offers until I came along. As it happens I and my OH didn't like any of the new build house nor wanted one. Too small, crowded and party walls etc that you could spit through.
    If I was you I'd take a step back and look at exactly why your flat isn't selling at this time. As others have said timing as well as price is important!

    four months! our house has been on the market nealy 18 months now and no offers!. reduced price, lots of adverts but nothing.

    Pur yourself in the same position as potential buyers. Try to eliminate the cosy familiarity of your flat and go out posing as a buyer for a similarly priced property. That way you can see what your flat is not offering and why it's not selling.
