House we want moving agents?

Hi,

where do i stand on this/who should i deal with?

The house we are after is moving estate agents it is dealing with. we know what the vendor wants and have put offers which would be accepted just waiting to sell our house.

The estate agent said it would be through them that i should go through but surely i need to go with the new one to keep tabs on it etc.

its all confusing after all they did introduce me to them but if my house gets offered (looking likely) who do i put the offer through?

    I think that you would have to go through the agent who introduced you. There's usually something like a 6-month period after they introduced you when they are still regarded as entitled to the fee and they would then deal with the sale instead of the new agent.

    It's up to the seller and his/her two agents to decide how the transfer between them is handled.

    If the first agent has been disinstructed, and the second has taken over from a certain date, you should submit your offer to whichever agent CURRENTLY is marketing the property. If the first agent feels he/she has a claim to a commission from having introduced you, it's up to them to negotiate that with the second agent and the seller. It's none of your concern.

    Establish who is CURRENTLY the selling/marketing agent and submit your offer to them.

    Spoke to my estate agent - who said i should register with the other EA but that the feel would go to the original... mind you still got to sell mine first!
