Size of the average semi?

A four bed semi that is. I'm trying to work out what the average size (in terms of square metres) of such a property would be for rebuild purposes.

I live in a 2 bed maisonette but the only way I can think of determining the rough cost of rebuild is by working out the size of a semi and then splitting the rebuild cost in two.

Surely £110,000 is adequate for a 2 bed maisonette in the south east these days?

    Try using this guide which also has a calculator for you to measure your "semi".

    It is only a "Before" calculator and not an "After" calculator

    LOL at the replies above but in all seriousness:

    I assume from this that you are the freeholder of the property, referring to buildings insurance. If you aren't the freeholder, no need for buildings insurance. Are you the freeholder of only half the structure? This would be an unusual situation. The thing is, if your maisonette ever needed rebuilding (e.g. gas explosion) I'm pretty sure the other one would too!

    If it is the case that each maisonette has half the freehold, then I guess it's fair to halve the cost of rebuilding for the whole building, and work on the assumption that any claim would be split between your buildings insurance and the other owner. But it might be worth checking with your insurer first as, as I said, it's a bit of weird situation. Normally the whole house would have a single freeholder, and each maisonette owner would only be a leaseholder and thus only need contents insurance.
