    I'd agree with Tassotti. You should be looking to agree the deal at £140k or just above. £135k would be a much better first offer.

    I was thinking of offering £140k (remembered the 'k' this time!!) as apparantly someone else offered £140k and was rejected but I don't know if they were in as strong a position as me. Anyways, the agent selling this house is also the same guy that sold our flat so I'm hoping he'll be able to work in our favour and get us a really good price so maybe I'll give £135k a shot! ;)

    It just gives you somewhere to go if it's rejected. If and when it is, ask what the vendor is prepared to accept before you make your next offer. Then offer to meet halfway.

    If they've been on the market a while, they should already have a figure in mind. I should imagine it would have initially been £145k but if their confidence has been knocked because they didn't sell quickly, they should come down a bit further than that. By offering to meet halfway, it feels like you're giving them something. They may still reject but if you give just a little bit more on a final offer you should be able to get it a little below their bottom price, especially considering that you're ready to go.

    Just because the agent told you there i an offer of 140K, doesn't actually mean that there is one!!!

    Remember, the agent is working for the seller. Even though you may know him, they will still lie to you. Haven't met an honest one yet, and I have bought over 57 properties.

    Stick to you guns go in at your desired price, then negotiate ( not too quickly) another couple of bags of sand.

  • Finally settled at £143k! Obviously I would've liked to get it lower but the lady selling really didn't want to budge on the price, and still, £147k down to £143k is a nice drop and it's well worth it for what we're getting!! :) I'm ahppy which is what matters!

    Also managed to sort my mortgage out yesterday and the soliciters seem pretty on the ball so far, so hopefully it'll all be smooth sailing from here!! (Yeah right! lol!!)

  • Congratulations on getting the house you wanted at (sort of!) the price you wanted :)

    This post has made for interesting reading for me as we're just about to make a low offer on a house priced at £149,950. We first saw it in January when the vendor told us it had been on the market for a year already at that point, and we went back for a second viewing last night and have decided we like it. Needs a new bathroom, kitchen, boiler and a possible rewire so we're going to go in with an initial offer of £135ish, as we're chain-free to boot. Prepared to go up to about £140kish but will walk away and look elsewhere if she refuses to budge.

    Oooh nerves!!

    It's mad coz you'd assume that if it's been on the market for that long ,then the owner might accept a crazy offer but then sometimes people are so stubborn that they won't budge on a price they've got in mind!

    Either way - stick to your guns and if the price gets uncomfortable, walk away!!
