    Hi i have just bought a house fior the first time phewwwweee.... nerves are shot. I will be having my girlfriend staying with me. How do i protect myself from any financial damage if we split up?. yup a pessimist or pragmatist your choice! The house is mine and she will be paying rent. Any help appreciated. cheers

    Did you declare on your mortgage application that she would be living with you? If so, your solicitor would have got her to complete a form called a "deed of consent". This basically means that she has signed to say that she is not entitled to anything from the property. Lenders insist on this just in case they have to repossess in the future and she tries to stake a claim on what she feels is her share of the equity.
