Hi there,
Thanks for all the really useful advice. Just wanted to post that I've now fixed a 5 year fixed with Alliance and Leicester at 3.99%. There was no arrangement fee to pay, no legal fees just had to open up a bank account with them and pay in at least £500 a month.
I did contant HSBC but they would not let you add arrangement fee to mortgage and anyway I'm really pleased now that I did not go with them as it would have cost me another 1K arrangement fee.
Thanks again to everyone, it just shows that you really need to check out the FA's quotes. I also thought I'd post at this deal maybe good for someone else.

The deal is question is a direct only product, so only brokers who guarantee to include direct deals in their research would have come up with it ... which of course makes an interesting point ... as those using the " cashback sites" would actually end up with a little bit of cashback but an inferior deal.. whereas those doing own research OR getting a " true WOM " adviser ( likely for a small fee) would gety a better dealAny posts on here are for information and discussion purposes only and shouldn't be seen as (financial) advice.0

Nice one Lily, glad it worked out for you. it sounds like you've found out a lot along the way and the experience will hopefully be helpful next time you need a new mortgage.
A lot of the good deals are available direct from the lender (whatever the rights and wrongs of that are, its a fact) and personally I have found it much less stressful and a lot quicker to just take control of the process and deal direct myself.0
