Negotiating on Fixtures & Fittings

We've agreed a sale for a house and are just awaiting the fixtures and fittings list at the moment. The vendors have asked us to go round on Saturday to negotiate anything we might be interested in that isn't listed on the sales particulars. I already know from the viewings that I really want the rangemaster cooker and wood burner stove but I've no idea how much is a reasonable offer for 2nd hand goods? Anyone any ideas? They are only a couple of years old and are in really good condition - I don't want to offend with my offer but also don't want to be paying nearly new prices!!

    The wood burning stove should be included already - it's properly attached! If they take that, they're insane! I would not even mention that - you'd be giving them money for nothing there.

    Have a look on ebay perhaps for a fair value for the cooker. Ultimately it depends on what it is worth to them as if they have to buy another one when they move it makes this current one more valuable. If there is already one where they are going then the flipside is that the current one is much less valuable. When I've sold F&Fs I've been fair I think but it's always been on my terms because I know what I can use.

    I would wait for the fixtures and fittings form to be produced, so you can see what is being left before you start to negotiate on something they may have thrown in anyway. I can't even imagine that the wood burner would be included on the checklist though as it's one of those things that is given will be left.

    Stoves aren't really dear. The fitting and flue liner are though. I can't see them wanting the hassle of trying to move it either.

    I am taking my woodie with me its brand new and cost over 1k not difficult to take out? I deliberiately kept it off the Sales particulars :confused:
    I know a lot of people take them with them.

    I would start by asking them what they want for them as DG says if they will need to replace them then they wont want to sell them cheap, so it may or may not be worthwhile.

    Have a look and see what it would cost you to buy, and compare the price.

    A fitted fire I would assume as being part of the property.
    You should make sure the buyers are aware of this.
    You will in effect be leaving them with a flue straight into the room - which will need treating appropriately.
    Do you need a HETAS cert to remove one?

    My reasoning behind this is that if it was a gas fire you would not expect to have that removed. Well I wouldn't anyway! A plug in electric heater I would expect to go.

    DEFINITELY read the fixtures and fittings list VERY carefully!

    There is another thread on here (a few posts down) about a Summerhouse in the garden (a buyer assumed it would be just left there, it wasn't on the sale particulars and they didn't examine the fixtures and fittings list). So that is a big lesson...

    Check the "sale particulars" (from the estate agent) for the house: does it say "living room with wood burning stove", "kitchen with range cooker"? That is your first clue. Then check the "fixtures and fittings" list. Then reconfirm when you go around.

  • Do not make an offer.
    Ask them what they think would be fair.
    This might turn out to be less that you were prepared to pay.
    When they say what they want it may be easy for you to say yes or no.

    I agree with Robert, let them state a price then that gives you a point to bargain from should the cost be too high & with luck the price they quote won't be as much as you would have offered & no bargaining needed.

    Personally I always leave such things as cooker for the buyers if they want me to, when they've offered me a good price for the house, but it seems common when items are relatively new & in good condition that half bought price is expected.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
