Part-ex on an new build advice!

Hi all,

We are hoping to get a part-ex deal on a new barratt build within the next month.

Has anyone advice on this, on what to say to get the best deal?

And if we get the part-ex, does that mean we can't push for any extras like, stamp duty paid etc?

Any advice most welcome

    We have just done this on a purchase of a new build. I think it depends on the builder and how soon they need to sell the property etc.

    We had a valuation from an estate agent of our property for an independent sale, they thought £205K market price, selling at around £200K.

    We looked at 2 new builds, both at around 370-380K, 1 of the developers offered us £180K px against a house at £380K, no carpets, stamp duty, gardens etc. No further discounts at all.

    The 2nd developers offered us £190K px, a discount of £10K on the house price, stamp duty paid ( £11,100 !!!!!! ), fitted kitchen with granite, landscaped gardens, all carpets and £250 towards legal fees.

    Initially we would have preferred the 1st house but they were not willing to negotiate a single penny so their loss really, the 2nd house was discounted by approx £28-30 K so discounts are there and these shouldn't be comprised by PX'ing.

    The PX value we got of £190 K seemed quite acceptable to us, a loss of £10K max, but with no estate agent fees, hassle with potential vendors or dreaded chains. Our house is still not sold but we move in on Friday.

    My advice would be to go for it and see what you can get.

    I'll see what i can get then.

    I am realy looking for some good lines i can real off, as i am no good at thinkin go on the spot, if i can reherse some well planned lines, i should do better, any advice on this?

  • We basically went in there with a differential figure we were looking at, the house was on for 375K , ours was worth 200-205K, we told them we could only afford to come up with 160K and could they come anywhere near this figure, a bit of to'ing and fro'ing ensued but it wasn't too intensive.
