House Renovation Costs

Does anyone have any advice with regards the typical cost to renovate a 2 bed bungalow/terrace type house? By renovate I am talking completly empty the building to a shell, rewire, central heating, glazing, plaster work, kitchen, bathroom and flooring etc.....

Thought I would like to give this a bash on a bit of a whim and only looking for a ball park figure at the moment. If anyone knows of any good renovating websites it would be much appreciated!!!

I am a mechanical engineer to trade so can turn my hand to most things although I will be pretty much taking a back seat and getting tradesman to do the majority of the fitting work leaving me to do the finishing basically.....

I have seen companies advertising that they will do the whole project for approx £20k so may be interested in that provided they can supply details of previous projects, unless I think I can do it cheaper of course but that looks pretty hard to beat hence me looking for advice :D

Have a look at this thread

The OP and her fiance have pretty much gutted theer bungalow and can probably help with rough quotes for the stuff you want done, plus there are a lot of people there that are renovating their homes themselves.
It's not easy having a good time. Even smiling makes my face ache.

on a whim - you want someone on a forum to give you a figure to renovate a property of unknown size, unknown condition, and you only want a ballpark figure - and you intend to buy a property on that basis ????? madness

My gut feeling without really costing it out at all was more like £40k - £50k. We had a quote of £60k some years ago for a dilapidated 3 bedroom semi, so take off a bit for yours being 2 beds, add on a bit for inflation, and take off a bit as it's a recession now.

    Just guesses, but:
    GCH - 5k
    Windows - 5k
    Electrics - 3k
    Bathroom - 3k
    Kitchen - 3k
    Floors - 3k
Hack off plaster and replaster - 5k

    20k sounds cheap to me.
No reliance should be placed on the above! Absolutely none, do you hear?
