how many?

This is a dumb question, I know... If i had a 2 bed room flat to rent, could I have 4 people in it!!!! I am only asking as it came up in conversation,, that due to new laws etc (fire saftey) You can only have 2 people in flat.
This is in Scotland

    I'm sure there's an overcrowding number allocated to every property. I'm sure I've seen it on council tenancies - but don't remember on private ones.

    2 double bedrooms would hold 4 adults between them and a lounge another 2?
    Overcrowding numbers are always insanely high.

    You should check with local council regulations. Two couples may be ok, but even if it is legally ok, think about the wear and tear. If your flat has electric heating then can it support 4 adults for hot water? I would also question the quality of tenants, 4 people sharing a 2 bed flat for 12 months ... will it last?

    Finally, make sure you check tenants for CCJs etc ... e.g. www.credit-check-services.co.uk are quite good. but overall my advice would be to go for a couple of singles to share a 2 bed flat ... less wear and tear and better over 12 months ... in my experience anyway.

    Thanks for your advice, I know I know it is not a great time to start, But my hubby and I take in students from college, amd from his work, so gulp are thinking about buy to let, as i think/hope/ pray, we can make numbers add up
