    You obviously really wanted this bungalow, so if you had the cash in the first place, I dont see why you didnt go down that road to begin with.
    The way I see it its the way you have *played* the game that has lost you the bungalow.
    Yes the agent should have come back to you but that could have ended in a bidding war.

    How long did you think they should wait for you?

    Seconded.

    How long between agreeing at first, and your second viewing?
    How much communication between you and the seller's agent?
    Did they think you'd lost touch?

    Oh, and since the last few paragraphs of the original post are littered with "I believe...", "I think..." etc., shouldn't it be a case of 'Innocent until proven guilty'?

    The thread is titled "Devious Estate Agent", but that doesn't seem to have been proven yet.....

    Good point as to why this was chosen as the title. Perhaps to feed the EA haters on this board:D

    This was accepted on the understanding that my property would have to be sold and meanwhile the bungalow would remain on the market.

    Fair enough.

    So when another purchaser comes along who can proceed it is:
    if they had told me there was other interest i would also have arranged to pay cash.

    So what is the problem? Ah... you didn't tell the agent all of the info that they needed to know when you made your initial offer.

    Admittedly the agent should have informed you of the other interest, however based on what you had told them to start with they were not expecting you to be able to do anything about it.
    I believe that the estate agents on finding themselves a cash buyer are only interested in a sale going through as quickly as possible for their benefit.

    Yes, because that is when they get paid. They are a business after all.
