Selling our Home

We realise the cahnces of selling our house are slim, but we are wanting to buy now while we can negotiate a bit of a bargain and dont mind loosing a bit on our property to do this.
Just wondered though, our house has been on the market a week now, do we need to be ringing up the estate agents to find out interest or do you just wait? I have heard that you can pretend to be a mystery shopper and call the estate agent to see how they promote your property but just wondered if this iswell known???

You should feel free to be able to calls or email the EA's as much as you want. Not sure all of them will like to get calls every day though. In my case it varied from those that did call every single day to those who said do NOT call unless there is something positive to report.
I am not sure how many, if any, mystery shopped us but I know substantial calls were the usual nosy parkers.
Just ask your EA how often they will be giving you feedback and take it from there. I am sure many will come on and say mystery shopping is common but I doubt it unless you read these boards.
Lastly it is interesting the frequencies at which differing people feel is reasonable to have updates and I don't think there is a stock answer other than as often as YOU feel right.A retired senior partner, in own agency, with 40 years experience in property sales & new build. Have you had viewings? I'm guessing not. I assume you've not quite priced it right - if you expect to negoitate a bargain then how much are you prepared to negotiate on your own price?0 -

Why do you think that is? The houses that are selling tend to be the ones that are realistically priced for the current market. So, whilst you are looking for a bargain house to buy, you also have to be prepared to sell yours at a bargain price. good luck.No reliance should be placed on the above! Absolutely none, do you hear?0 -
I agree sellers who price their home according to the current market are almost guarenteed to sell, sadly the ones which are silly priced never sell because the support from mortgage lending is just not there anymore.0

I wouldn’t agree with that it wasn’t always easy to sell a house when prices were rocketing.
If you give it away it will sell very quick, if you price it too high it won’t sell, if you get it right you have a good chance of getting a sale.0 -
Its funny how the topic has diverted! ha.
It has since change to the house being overpriced. What made you assume that? I never even mentioned the price! Is it actually quite competitively priced and like I said in the opening post, we are ok to accept an offer below this as this is what we plan to do on the next house. My comment about chances of selling our house being slim was made as I realise the market isnt as fast moving as it used to be. For example, when we bought this when houses went on the market they were snapped up. We were the first to view this one day after it going on and made an offer on the spot (we had viewed 19 before). So realistically, I know the chances of it selling anytime 'soon' are slim.
I was only asking when to ask the estate agent for feedback! (thanks chickmug for the advice!).0 -

It would be good if you keep us up to date with how you get on with your EA.A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.0
