To be blunt, if you have the chance to clear £38k of debt you should.
It's a good offer for your house I think, and if you don't take it you could find one of you losing their job sometime down the line and then having to deal with folk who will only offer you £150k for your house.
I sold my first house back in 2003 and one of the unexpected benefits was making enough profit to be able to clear my debts. And as I watch this global economic mess unfolding I'm glad I had the chance to do that.0
