Worried about credit check for renting

Hi I currently own my own home have a good income of £30K+ and am in the process of selling my hime coz I cant afford to stay, my husband left 4 months ago and since then I have missed 1 mortgage payment in 12 yrs along with about 6 other paymnets of 1-3 months behind my credit score is only 379, i have no ccjs but 1 default will i still pass my rental check, I have heard that they only check for ccjs, ivas and bankruptcy if this is so ill be fine but is it only hear say?? very worried as cant afford the mortgage payments and hoping to enter an iva after i have moved!! Someone please help :cry:

  • I have seen it mentioned on MSE that if you are able to offer to pay the first six months rent up front that does the trick.

    It's down to the individual LL / LA. Whilst some might think you're an unacceptable risk, others will be quite happy to sign you up. A few LL's won't even bother with a credit enquiry.

    i would be honest and explain that your credit score is low due to misunderstandings between you and your partner who has left. Landlords will have heard many a life-story like this before - what we want are honest tenants. I dont like "surprises" when the credit checks come back - as i then think - they did not tell me about x what else are they hiding ....

    Thanks all, my checks are being done as we speak, I spoke to the LA and he sed not to worry it may mean a slightly higher deposit. Could I just not use a Guarantor though? My Mum said she would do it and has a 100% credit file and home worth over £250K? Im struggling now to find the £650 rent and a £900 deposit. How much more would he ask for currently its 6 weeks as normal. All replies are greatly recieved x

    Personally, I'd much prefer a credit-worthy guarantor over a larger deposit.

    Thanks, no Ive only ever rented once before many years ago didnt go through all this check malarcky! It didnt even cross my mind to ask. If my checks do come back bad then I will put that forward to him. Panick over. Cant believe I'm in such a mess I had an exempliary credit history until my husband left. Thank you so much x

    Got my checks back today and all was ok! So to those of you worried about a default or missed payments (my report shows 1 d/f and 24 missed payments over 1-3 months) Dont worry you will be fine! No extra deposit and no guarantor!! Good luck to all who follow. As for me Im handing the keys of my house back to bank in 7 weeks and gonna go BR and debt free!! xx
