There are still lots of properties that are unregistered. Usually properties with no activity (transfers, charges etc) for a number of years.

Point missed here.
The Land Registry Fees for First Registration where it has to be done (as opposed to voluntary registration by an owner just to simplify his paperwork) are no different in amount to the fees for Registration on a transfer of registered land of the same value.
OP was concerned about the fact that his solicitors were charging him more for the extra work involved for them and there is extra work.RICHARD WEBSTER
