protecting deposit

Hi All,
My partner and I are just about to buy our first house together basically I'm paying the mortgage while she is putting down 40% as a deposit.

How is the best way to ring fence her money so if in the event of us separating she gets her deposit back before splitting any profit?

Would a charge on the property be a good way or would a signed and witnessed agreement be as good?

    I don't think a charge is possible, That would make her the Mortgagee and Mortgagor. (Assuming both of you are on the mortgage)
    A signed agreement would be possible.
    How willl you deal with any negative equity?
