Extending an AST?

Hi,
I have a few questions regarding continued tenancy after the initial 6 months of an AST. The initial tenancy was for 6 months, which I believe is standard. When we signed up to this, there was an additional sheet stating that the landlord required possession of the flat after this initial 6 months. We have been living in the property for a couple of months, and the landlord has asked whether we would like to remain in the property after these 6 months (we would). I believe he is still paying the letting agent for finding tenants for the 6 month term (does this sound right?). Anyway, the LL’s intention is to have us sign up to a new AST without the LA. My questions are:
Is it possible to revert to a periodic tenancy (rolling one month contract)?
If yes, is LL obliged to continue paying the LA?
If LL has to start a new AST (for a min. of 6 months) what happens to the deposit from the initial AST
Although we would like to remain in the flat, we would rather not sign up to another 6 months, and are concerned that should we do this, our deposit would no longer be within the deposit protection scheme.
Thanks for reading!

Hi,
1) Is it possible to revert to a periodic tenancy (rolling one month contract)?
2) If yes, is LL obliged to continue paying the LA?
3) If LL has to start a new AST (for a min. of 6 months) what happens to the deposit from the initial AST
1) Yes
2) Mind your own bees wax?
3) Nothing, it should remain in the scheme.0 -
lol.
Not trying to be nosey. It's just that the LL has mentioned that he wants to start a new AST w/o the LA, and I was assuming that this would be to get rid of the LA fees?
Not a clue. It will all depend on what the contract between your LL and the LA says. Either way, it shouldnt impact on you.0 -
Sure. Thank you.
How does one go about switching to a periodic tenancy given that the original tenancy was only inteded to be the min. 6 months. I assume that the LL can retract his notice, but is there anything else required?
Thanks againHello.0 -

Nothing at all required. By law, at the end of the fixed term and AST automatically becomes a Periodic Tenancy, unless you move out. There is no requirement for the LL to agree or do anything (of course if he doesnt agree he my then act on the notice he has already served you).
The notice you have already been served, doesnt need to be retracted.0 -
Brilliant, thanks for the help.
I know, again, it's nothing to do with me, but is it usual for the LL to continue to pay the LA after the 6 months. The LL manages the property. I suppose what I'm asking is whether there is any reason why the LL would want to switch to a new AST.Hello.0
