    Well i've decided to make an offer on the one priced at £130K, i'm going to offer £125K. I think the house is worth it.
    A bargain is only a bargain if you would have brought it anyway!

    i think it is a sensible choice. do what you feel comfortable with. the second house has attributes which the first house cannot give you. you can always add a kitchen and decorate a lounge to suit your tastes and seeing how it has been done in the first house will help you to visualise how it will look in the second house as well. also now you can work at your pace and as how your budget will allow it without laying out the cash upfront.

    whatever you do, make sure that you keep an open mind and be prepared to walk away from both houses if they price is not right.

    Best choice imo. An extra room is always worth more then a flash kitchen and will cost a lot more to add later on.

    It's always a haggle situation, they have over prioced there house, as they expected to be knocked down, so you gin at 5k less, they will probabblly come back at 127.5k - meeting half way!

    So start low, they could be desperate to sell and may except 120k!!! There is no harm in going low, they can only say no and i doubt they would be offened as your just playing the game!

    Grr..... they still havent got back to me. Isnt 4 hours long enough for people to decide whether they want to drop £2.5K more then they were hoping? I mean they've probably made £100K on the house...

    Why don't you check to see how much they have made by looking on https://www.houseprices.co.uk (Unless they have been there over 6 years).

    DFD - WAS: a while ago

    NOW - not sure, due to boyfriend going back to uni for masters and now pgce. Worth it in the long run!

    They've accepted £125K as i'm in a situation where i can go ahead straight away instead of a £127.5K who may be a while. But the estate agents has asked (begged) if i can go any higher as they are now £2.5K short on the house they have spotted.

    It this likely or just a ploy? I dont want to seem mean and not move slightly but the thing is as a FTB i've pushed myself to get the £125K and have borrowed money from parents and will need to get a part-time job to make ends meet. I really cant afford anymore, I suppose i might be able to scrap £500 together from upcoming pay packets, but saying 'yeah i can go £500 more' would just seem insulting almost....
