renting out the annexe

Hi
We're looking at some houses to rent and one we went to yesterday we love. It has a seperate annexe and the guy that showed us around from the letting agency said - totally unprompted - that he had asked the girls back in the office about the new renters getting someone in to rent the annexe and they said what they don't know they can't do anything about.
It would be good for us as we're hoping to eventually run a B&B so would be a start and also able us to put more towards the deposit to buy. But I'm not sure it's 100% legal, any help appreciated.
Thanks
Helen

You would be sub letting and opening the door to all sorts of problems.
I would take advice first, The LA is really naughty saying something like that because they do know about it. They too have already opened the door to problems for themselves. You need professional advice as to whether its legal.make the most of it, we are only here for the weekend.

Thanks for that.
Another thing I checked the Council tax banding on the house last night and when I put the postcode and house numbe rin I get 2 results one is the main house and the other is down as Flat 1 R/O 31 blah blah street, does this mean we have to pay 2 lots of council tax?

If it's listed separately then probably.
Would you be renting the entire place?
If so maybe thats why the letting agent said about subletting.0
