Cost to change name on deeds of house

House was owned by my parent who died last month.
The will states I have a right to buy the house for ½ it's price or continue to live in it for free.
However the solicitor says the name on the deeds needs to be changed to the trustees names.
Does anyone know how I go about this? how much it will cost me? and how long it will take?

    Get some quotes. Although shouldn't the solic dealing with the estate/trustees deal with it?

    Who gets to value it?
  • In another thread a poster tells us how he got added to the deeds of his wifes house and quite soon after he took his name off. He said he did it himself and it cost him about £50 each time. He said the Land Registry were very helpful.

    Hi just seen this. I changed the names on our title deeds back to my wife's sole name myself through internet research and helpful people at the local land registry office [they're not officially obliged to help but give credit where it's due, they are one of the most organised and user friendly 'government' organisations I've dealt with].

    It cost me approx 50GBP which is the land registry fee based on the value of the property. Not wanting to advocate taking work away from solicitors [sorry guys!] but depending on the complexities of your circumstances and with putting a day aside for research, it isn't rocket science, and a solictor will probably charge 3-400 GBP

    All the forms are downloadable from the land registry you just need to identify which ones you need. In my case it was TR1 and RX3 and you have to get form ID1 signed off, as they are quite rightly hot on applicant ID's these days. You can do this at a local LR office or if it's too far away, a solicitor will do it for a tenner [that's what I did, it was worth the convenience/ saving petrol money etc] more or less 'across the counter.'

    Although you have to be very precise in places and draft correct declarations etc it is relatively straightforward to do it yourself. however I must stress my situation was very simple; with a will/trustees etc involved, yours sounds a bit more complex and may be worth spending a bit more on a solicitor to sort it out for you.

    Before you do though, spend a couple of hours cruising the net and looking at the LR help sheets. You may feel up to doing the whole thing and if you do post back here and I'll try to help. Good luck whatever.

    I have just done this with my father's house which was left to me when he died .

    It cost me £50 (and is based on value of the house ) . It was all very easy and quick (less than 3 weeks ) and the people at LR were extremely helpful .

    First thing to do is get in touch with your LR........ then go from there . No need for solicitors .

    Thanks for the advice, yes the lady at the Land Registry in Lytham sounded very knowledgeable and efficient.
    I was advised to download PG009 AP1 and AS1 which I have done.
    The property will need to be put into the names of the two executors (trustee's) but I need to make a note that a clause in the will would enable one of the trustee's to buy the property for ½ it's sum agreed price.

    If anyone knows of any solicitors who specialise in will interpretation and are members of the society of trusts and estate practioners that offer ½ hour free advice I'd be most grateful.
