Estate agents

I have seen a bungalow i would very much like to buy. I have a flat to sell but hoped that if I sold it at a "bargain" price I could get a quick sale.

With that in mind i put in an offer for the bungalow at the asking price. This was accepted with the understanding that the flat was to be sold and meanwhile the bungalow would remain on the market. i was led to believe that there were no other would-be buyers.

My daughter came to view the bungalow with me but just as we were wallking out of the door for the appointment we were phoned by the agent and told that the bungalow as being surveyed for another buyer who had put in a cash offer at below the asking price.

This is the first i had heard of another buyer and i let the agent know how miffed I was for not being told. I explained that had I known that there was a cash buyer I would have tried to raise the cash. It was hinted by the agent that if i could raise the cash then my offer was likely to be accepted as it was for the asking price. He also said that I would have to prove that i had the money.

I have the money which is the residue of a house sale 3 years ago (and with a little help from my daughter). I will have to prove this tomorrow to the manager of the estate agency.

Meanwhile I see that on the internet the bungalow is sold STC, although the "for sale" board has not gone from out side.

This is a small bungalow but would suit us very well, being elderly, and I would be very sad to lose it but i so not trust this estate agency never have done. I have found them to be devious and less than truthful, but unfortunately I have to deal with them as they have got something I want.

What are my chances of getting the bungalow?

    I'd say your chances are good if you can prove evidence of your funds. Not sure you should be offering asking price for anywhere in this climate though.

    the reason i am offering the asking price is because the price is quite low anyway and I am quite happy to pay it.

    i can show evidence of cash although it is invested at present but will be easy to get hold of.

    I am worried that the other buyer will up his offer and it will turn into what I believe is called a "Dutch Auction"

    I can't imagine the other party offering more than the asking price to be honest
