We have just been to view a house this morning, and have fallen in love with it. The house is in demand [as it has just come down in price and we viewed it vacant as the previous owner has now gone into a care home so the family are selling up] and we would probably need to move quite fast in order to get an offer accepted.
Our problem is that we haven't even started to sell our house yet, and it probably needs a couple of months work in order to maximise the selling potential]. Are we being ambitious if we make an offer soon, and then concentrate on selling our house over the near future? Not having been involved in this kind of chain before I'm not really sure what the norm is - can anyone enlighten me?

Im not sure the EA would allow you to put an offer on a house having not sold yours to be honest. Thats the problem with viewing houses before you sell. You fall in love with houses you cant have. If it is still there when you sell yours then it is "to be" if not there is something intended just for you just around the corner. Cliche I know but I believe in it.

I agree totally with Sarah. Our house is on the market and I won't look round a house until we've sold ours.I love giving home made gifts, which one of my children would you like?

You can put an offer on it and the EA will have to put your offer forward to the vendor, however, bear in mind that the EA works for the vendor and therefore will advise them that if they do accept your offer it should be subject to you selling your property and that the property should be kept fully available until you are in a position to proceed.£2 Savers Club #156!

In the circumstances, I think you'd be better off putting your property on the market straight away rather than delaying to 'maximise the selling potential'. Just make sure your house is clean and uncluttered.0 -

i have no lawn in the back garden yet though - i'm thinking getting one might be a plus point when people view it!0
