It took nearly two weeks to get a memo of sale from our EA, because of our buyers faffing about. I posted on here in a panic that they were going to pull out, but they got their act together in the end.
Some people just take it all in their stride more than others. I'm one of lifes worriers, and I like to be in control.:o0 -
If it's a mobile have they considered sending him an SMS or using a mobile tracing service to determine where in the world he is?
It seems odd that they have vanished but there may have been a genuine emergency and the house sale is the least of their worries.0 -
The survey has been done, I think over a week ago. I will speak to EA next week to advise them that I am considering removing the offer, if both the seller and the EA don't get their act together.0

The seller is still not contactable.
To add to this the property was supposed to be off market since I gave the EA the solicitor’s details and carried out the survey. I found the property on their website as well as rightmove. I checked today. I believe there is more to it than just the seller not being contactable.
So I have withdrawn my offer.
I am very angry as I have lost money. I would like to name the EA that was responsible for this, so that you all can avoid them. Could I do that on this site?0 -

If you are 100% certain it is the EA and not the seller go ahead and name them. Howver many slimy buyers and sellers use the EA as the excuse. Have you put it to the agent to see their reaction. Perhaps you ought to and see who they blame. I wouldn't expect them to put it in writing but would expect them to give a clue if you phoned them.A retired senior partner, in own agency, with 40 years experience in property sales & new build. Was my theory about the seller not giving the agents this solicitor's details right?
I think perhaps the agents should have said that the sale wasn't definitely confirmed until they had sent their memorandum and particulars out as they first had to contact the seller to get his solicitor's details. Perhaps the agent just assumed the seller would agree the price and didn't bopther tot check. Did the agent defintiely say that the seller had been contacted and accpeted the figure OP offered?RICHARD WEBSTER

Hello All,
Basically, what happenned was the estate agent/seller accepted my offer and was waiting on a better offer. So, sneakily they let you proceed thinking that if you do the valuation etc you won't back out that easily. While they tell all other potential buyers what your offer is. So that they get their asking price. I have seen this happen two other times now, since putting up this post. It happended to a colleague and a friend. Although they did not lose money like me.
I also let out a property. So far, through the buying and letting process, I don't have a good word to say about estate agents. They deserve to close and lose their jobs. They are the sneakiest of all sales people.
By the way it was Felicity J Lord in Canary Wharf. So avoid it if you live in that area.0
