Hi Everyone
Are estate agents the best people to ask about the ceiling price on a certain road?
A house we are looking at is on the market for £225k, but needs some updating. I think its a good 25k over priced anyway, regardless of the prices falling. I have some minor data from mouseprices.com but nothing that really helps. What would you do?

As the others have said, but also you should ask an estate agent for some comparibles......certainly some properties on some streets have higher/lower prices depending on whereabouts on the street they are.£2 Savers Club #156!

Ceiling price can be something insane though.
One I've viewed very recently - she said it was valued at 145 last year. The highest one has ever sold for is 128 - and then 124 - so I don't think it's ever possible for 145 to have been achievable.
However they've got it on at 129.
Shame next door is going for 84k, and the previous sales have been 90 and 66...
She's going to have a bit of a long wait I think.
I will tell the EA if they bother ringing for feedback that i thought the place was nice but only work tops 100k because of the recent sales at very low prices.0 -

It should actually show you the ceiling price over on the righthand side under General Street Info.It's not easy having a good time. Even smiling makes my face ache.0
