What to offer?

Looking at a new build, of which there are only 3 left of this type (large semi). There are a few smaller ones left in this development.

The price is £215,000. What sort of offer could I get away with considering:

1. I have a large deposit
2. Mortgage is more or less arranged
3. No chain.

Is £185,00 cheeky and an unrealisitc offer? It represents a 15% drop on the asking price. I just want to consider any future drop in the house price.

    Are there any new build estates that have had a lot sell / repo'd on them nearby?
  • There is a couple of new build developments not far from this one which have had a few sales.

    You don't know what those new build actually sold for do you? They may have thrown in other extras to shift. New build apartments (flats) are likely the most difficult to sell at the moment.
    I thnk given the present climate, 10-15% below the asking price with your finance assured is likely a fair starter offer.

    Go on a free website to check what the other house prices sold for & when & deduct a minimum of 1.6666% per month then deduct a further 10-15%.

    That would be a good & fair way to start & there is little arguement.
