What does STMS mean?

I can't find a definition anywhere of what STMS means, anyone on here know?

It appears on numerous estate agent details after the acreage so it will say for example "land extends to 9 acres (STMS)".

I'm assuming it is "Subject To ..." but subject to what? :confused:

  • Good guesses, I did wonder if the last word was "survey" but the missing word is probably not mortgage as that wouldn't make sense for cash buyers.

    Any more ideas anyone?

    Is this in Scotland? Could be about missives. In which case it means the same as 'sold subject to contracts'.

    ETA: No, I'm changing my mind on this one. It comes up on google search in regard to the size of land i.e. 'the property comes with 2 acres (stms)'. I suspect this means that the 2 acres is an estimate and you'd need to get a survey done to measure it precisely.
