Demolishing a wall - Building regulation and control question

Hi,
We need to demolish two walls in our house, one is between bedroom and bathroom and second one is bathroom (next to stairs).. Both are not load bearing walls, I have checked and builders said so as well.
Builder says as these are not load bearing walls, there is no need for building regulations, he is gonna put a stud wall (plaster board and wooden frame)..
Do oyu guys think he is telling the truth and there is no need for building regulations and control??

If they aren't load bearing then no, you don't need building regs.Everything that is supposed to be in heaven is already here on earth.

depends what you are having done - it's not clear - you mention him building another wall?
I believe where bathrooms are involved ther are regs regarding adequate ventilation etc, also there are regs requiring windows etc in habitable rooms. I believe there may also be regs on the new stud wall ie soundproofing, insulation etc.
Your best bet is just to ask to speak to the local buildings inspector and explain what you are having done and ensure that regs aren't indeed needed.
The last thing you want if you come to sell in the future is a buyer or their solicitor getting funny if building regs haven't been followed where they should have been!

We have a three bedroom semi-detached house.
Wall (internal) thats shared between bathroom and bedroom was defective and builder suggested that we should knock it down and replace it. Other wall of the bathroom (internal again). both are internal walls, not load bearing, no windows .. just plain stud walls..
so is there any need for building regulations and control?
Where can I find a building inspector??0 -
Hi Steve78,
Try your District Council's website. Numbers should be listed under Planning/Building control.0 -
I would think in that case if you are just taking down an existing none load bearing partition wall and rebuilding it like for like then no building regs

There are no regulations surrounding new stud walls either. Our barn looks like it's barely started but building control have finished with us apart from the insulation on the outside walls.Everything that is supposed to be in heaven is already here on earth.
