Single Storey Building Quote in NW London

Description: Quote for single story extension to a 3 bed 1930s semi with a attached garage

Location:
NW London SuburbFollowing quote only apply if I do both projects together

Rear Extension

Extend to rear of property 1.75m x 6.75 with standard pitched roof. Place RSJ in kitchen and living room and knock into the rear extension but keep kitchen\living room separate rooms. Create 3 sided bay on reception side of extension.

Side Extension

- Build to the side of kitchen and to the rear of the garage (5m x 2.75m) with 3 sided bay at the rear.
- Incorporate rear part of garage (about 1.5m) to be part of the side extension. So this means raising floor and ceiling to the same level as the extension creating new wall for the rear of the garage and remove old wall.
- side extension to include partition for a utility room and another reception
- Knock through Current downstairs WC (Which is under the stairs) to extend hallway nto the new extension to include access to garage and new room.

Builder to provide all materials I'm to provide all new windows. I know it's difficult to price such a project without seeing it, though rear extension is quite simple side extension is quite a bit of work i.e. rebuilding Rear of garage wall, know through downstairs WC and raising floors and ceiling to be equal height.

Total cost is 32k

Is this a good cost for the current climate ?, i.e. is it discounted prior to the recession
I'm trying to engage weather it's a good enough incentive to get this work done now discounted or save the cash until we're in a slightly better climate.
My cut feeling is that if this was last year or the year ealier this would have cost around 40k -45k.

    I know £1200 p/m2 is fair north of London

    so I guess it's a good price down here.

    What would you anticipate it would cost if it was normal circumstances ? or lets say prior to the credit crunch

    Sounds quite reasonble. I am in NW London too. What's the name of the company? I need my kitchen extended.
  • We have paid £19500 for a 7m x 4m extension. This is just for a shell and does not include tiling or any cosmetic features including the kitchen. However we did have a few problems with the builder when he started but after complaing to him the issues have been rectified.

    Please make sure you go for staged payments with builders. Try not to pay too much money upfront. Some don't usually take any upfront.

    Indeed the builder expects stageed payments with nothing upfront.
