First time buyer offer help

Hi all, first post but been browsing for awhile!
Tonight I've got a second viewing of a place I'm really interested in buying and so long as I don't find anything untoward later, I'll be looking to put an offer in shortly after.
The house is up for 'offers around £84,950' and the estate agent has already told me that he's advised the sellers to be willing to listen to offers. It's currently standing empty and obviously I have no chain behind me so could get processing immediately.
What sort of offer should I place firstly? I was thinking of saying something like 75k, maybe even less but don't want to seem like I'm taking the Michael. I know I can come up in value but the sellers may seem more reluctant if I offer something ridiculous? Or am I just worried about nothing?

Remember after your initial offer the negiotiations will only push you up. Id start off with 20% off and set yourself a limit. I certainly wouldnt pay over 10% off asking right now0

I would also suggest an offer of 20% - or less - on the marketing price. convince them of your ability to buy, show them that you have finance arragned ready to buy.0
