blimin letting agents !!!some are rude!!

just having a bit of a rant so excuse me!! we have been renting a property through a letting agent for 6 months and the tenancy agreement ends tomorrow.we dont like the road we live in and have drug users next door with people constantly knocking day and night for their drugs.also the neighbours rant and rave all hours and as we have 2 children we couldnt cope with it anymore so we phoned agent about 2 months ago to explain that we wouldnt be staying to sign a 12 month contract and they said they would find somewhere else for us . well they didnt phone back as promised so we looked elsewhere and applied for a new property this week.
yesterday my hubby has a message on his mobile from the agents having a right go at us that they have received a reference request from the new agents we have applied to yet we havent handed our notice in with them yet!!!
my husband rang them back to say that how could we hand our notice in when we dont know for definite that we have the new house until our credit checks/references come back ok??he also explained that we have only just paid another months rent so surely that is self explanatory!! they then said "well its costing you money for these references isnt it? and why didnt you come to us for a new place?" blimin cheek!
hubby explained that we did weeks ago and never heard back so once again they said they will find us somewhere!
we have every intention of serving our months notice if we do move but felt that they had absolutely no right to be so rude with us as we have no obligation to tell them anything til we know we are moving and then will hand our months notice in.some estate agents are soooo rude , but im sure some are nice.they used to be but i think it rubbed them up the wrong way by being asked by referencing company for a reference but its part of the moving process im afraid!

if your 6 month period ends tomorrow then you dont 'have' to give notice at all as slong as you move out by tomorrow, if you stay after that you have to give 1 months notice to end the day before the rent day (ie give notice tomorrow)

you are right though, the letting agents have a cheek to say that to you

There's an oversupply of rental accommodation in some areas and it does sound like the agent is going to have trouble finding somebody to rent your property from your description :p

They sound like they have been really rude but I wouldn't take it to heart. They sound like they are losing a good tenant and hopefully you are going to have somewhere far nicer to live.

    Not a rent date.

The notice needs to end on the same date in the month that the fixed term came to an end, so in your case the 6th of the month.

The date the fixed term ended and the date rent is paid are sometimes the same, but not always.

If you want to leave at the end of the fixed term (today 6th March) then you can do without giving any notice.

If you want to leave 6th April, then you need to go to the letting agents/landlord and give notice now today.

If you want to leave 6th May you need to give notice on or before 6th April.

If you want to leave 6th June, you need to serve notice on or before 6th May.

    And so on.

You need to ensure that the notice is recieved in the lettign agents/LL hand by those dates, not mearly posted by those dates.
