Problem with Combi Boiler / Hot Water

Hi all,
I had a Baxi combi boiler fitted about 4 years ago.
All has worked well until recently - the boiler is situated downstairs, and when I turn on the dowstairs kitchen tap the water goes slightly warm but then only runs cold.
This problem does not happen if the central heating is switched on.
The problem also does not occur with other taps upstairs.
Any idea what could be causing this problem ? (and is it expensive to resolve ?? !!)

We had a similar problem but with a different make of boiler - it transpired it was a thermostatic valve and cost about £200 to replace"Those who try to make sense of the world are divided into four categories: scientists, theologians, philosophers, and fools. Hi,
I don't understand why it is only only the downstairs hot tap, but not the upstairs. Surely if it was something with temperature control of the hot water at the boiler it will happen on all hot taps?
Is the Kitchen Tap a single leaver mixer tap? If so any chance it could be passing from the cold side? If you have isolating valves on both feeds to the tap, turn off the cold one and see what happens0 -

That is why I am confused - all worked well until recently.
Even now the upstairs taps are ok, it is just the downstairs kitchen (although it works ok when the central heating is switched on).
Interestingly enough the kitchen tap is a single mixer - I will have a look, although still don't understand what has changed.0 -
Hi, I have a Baxi boiler about 8 years old. Water only tepid unless the heating is on.
Have power flushed the system because some of the radiators were cold. All working now, just this problem with the water.
Any tips or ideas.
