I've been to a viewing where we knocked and knocked and eventually a woman who looked like she had just woken up stuck her head out of an upstairs windows and said she'd be down in a minute. After about 10 minutes she appeared in a dressing gown and slippers and vaguely showed us around the property, opening curtains as she went. The place was filthy and in the bedrooms there were people sleeping and groaning when light was let in the room. She apologised and said it had been a heavy night and when we got to the kitchen we could see it had! I don't think I've ever seen so many empty bottles and cans.
I don't blame the EA at all but having watched the programme 'Ditch the Agent' this week on BBC1 my feeling is that the majority of the homes on the programme would have sold before now had the vendors done now when they had the agents. I think EAs don't want to offend people but I can't believe how some homes are presented!0 -

Don't tell any of my old clients but where houses were really bad we warned those that wanted to view and 'up front'.
The worst of all time was viewed many times as it was good location and well priced but the one viewer feedback I will never forget. " Yes it was as you said and so bad I have a brilliant idea for it" I asked "what" and the veiwers said "Bulldoze it to the ground and start again but not for me"!A retired senior partner, in own agency, with 40 years experience in property sales & new build. Even worse and a rarity is when the sellers have agreed to the viewing, see the sun out on the day of the viewing and decied to go out and not tell anyone they will not be there. One case that sticks in my mind is a special trip to view incurring a several hundred mile round trip.
This is one example but similar ocurred now and again but interesting that the EA always initially gets the blame.
Rule No. 1 would seem to be -
"Never take any listing more than 30 miles away from home or office"
Rule No. 2 would seem to be -
"If rule 1 has been broken, ensure that, as the selling EA, you have secured a set of keys from the owner"

The problem with reposession properties is that agents are, more often than not, inundated with people that want to view and for business reasons a block viewing may be the only way that they can meet demand for viewings.

knocked on, no answer, tried again, no answer- phoned up the office and had a go at them because i had lost earnings from my time being wasted, the vendor claimed the local office hadnt told them about the viewing, but my town's office said they had passed it on :rolleyes:

Because of the sections of the market I was in I took on places further away than a typical agent. And these were on a NO accompanied viewing basis.A retired senior partner, in own agency, with 40 years experience in property sales & new build.
