Tenant Questions

Hi I wonder if you can help with my tenant right questions;

I’m about to move out of my current place I’m almost certain my landlord will withhold some of my deposit because I voiced my annoyance of his lack of commutation of two tenants he moved in without me knowing.

I’ve been a perfect tenant cleaning on a weekly basis, and cutting the grass when required

Because of my concerns I have taken pictures before and after I move out of the house and … listed the problems I have had to encounter;

· Without internet for a month
· Changed a strip light in the kitchen
· As I’ve said lack of commutation…

I’ve thoroughly cleaned my room in the shared house too.

So my questions;

I’m not sure if my deposits protected, should I ask him for the ref number now or wait to see if I get it back?
And what’s the next step if I do have dispute
I have scheduled a meeting with him so he can check the room? What happen if he doesn’t turn up?
Should I show him the paper work now( photographs etc) to prove I mean business or wait?
Do I ask for re-fund because the internet was off for a month?

I will even depute £2.50 – it’s the principle of it..!

    Without internet for a whole month?? I would take this one to the high court

    Was it his fault there was no internet? If rent includes a charge for it, then why not claim it back.

    are you living in a HMO with many other tenants ? Are you all on the same agreement ? if so - who is the Lead Tenant ?

    He can't withhold your deposit just because of an argument, and that's all there is to it.

    take your tenancy agreement to CAB and ask their advice about the deposit - shared houses are always difficult in terms of returning deposits when one tenant leaves whether there are repair issues or not
