Hiya! I have contents insurance but don't have tenants insurance - will have a read of exactly what I do have when I get home! Def not landlords fault that I broke the loo - though it's a pain that the bathroom cabinet is directly above the loo - especially when you're clumsy like I am!

If you tell the LL ASAP it'll put you in a better light as they'll have time to do it and arrange it - you could even source and fit it yourselves if you prefer... if they are faced with a new tenant turning down the house and suddenly have to fix it on the day you leave they'll be far more inclined to call the first plumber who can come and say whatever the cost the deposit will pay for it.... there are these weird internet shops that sell defunct toilets or even try freecycle as lots of plenty of good old loos get binned to have a matching suite and might match the footprint.

Wickes: low level white pan £29.35

If the original can't be matched, just get a cheap new pan. Get 'maintenance man' on it and you're sorted for less than thirty quid.

If you're lucky the foot print may even cover the cut-out in the laminate. If not, trim round the base with the same beading used along skirtings with laminate, or something similar.

Thank you all - am going to ring Letting Agency Maintenance people on Monday and make out it happened over this weekend (rather than a year ago) - I know I should have rang them when it happened, but it was literally the day we moved in and we had no money to fix it or anything - and to be honest we were a bit scared. Have found the toilet online for £173, quite expensive - it's one of those Valadares Neo Classica ones - not even nice as it has visible bolts on the bottom. Am going to explain what we've done and ask what the landlady would like us to do, see if she can claim on the insurance, and offer to source / fit it ourselves (which will be cutting it a bit fine as only 2 weeks left of our tenancy and I work 12 hours a day, but will certainly have a go) - or suggest she takes £250 ish from our depost. It may almost be cheaper for us to pay for an entire new suite for her! There's no one moving straight in presumably as no-one has viewed the property at all yet. It'd be really really good to know how much it'll cost as i'd sort of earmarked part of deposit towards first big mortgage payment in our new place. Does this all sound ok?

Thanks for your advice everyone x

you should have told LL when it happend - insurance will almost certainly not pay for a accident which happened a year ago

yes, i think you should replace it and pay for it - this is not the landlords fault by any stretch of the imagination

    accidents happen

I think you've behaved in a very decent, honest fashion and I hope the LL appreciates it.
