Neas' Diary of escaping the incompetent lettings agents

So... We've lived at my current flat for over a year now... my letting agent/landlord combo are incompetent and have historically and consistently beeng pants at repairing and organising... anything.

I think they couldn't organise a !!!! up in a brewery they are that incompetent.

Having got our mattress replaced after 3 months wait... we got teh cheapest thing every so we decided to screw it and move out from their stupidity.


Here is my diary of current events in moving out (i will update it as more stupid stuff happens).

17th February I happily deliver my month notice... and arrange movements and contract signing of new place... we move in new place on 11th march and move out old place on the 17th.

28th February - 1st potential tenant comes around. Viewer tries to unlock our front door without even bothering to knock. I obviously found this a little rude as we'd informed the letting agent previously we would be in. I proceeded to try and sell the flat as best I could to limit the nuisance of being home for viewers etc. Viewer knew nothing about flat.... didng know we had a car park or even the benefits of flat... Result? - Imcompetent and rude.

2nd March - Letting agent rings to arrange a viewing for 'exactly' 4pm on wednesday. They ask if they can do the viewing with out us, I decline stating I dont like strangers round my house. Eventually stick my guns and arrange it for 5pm 3rd march viewing.

3rd March - Get a phone call at 5pm.... viewer has cancelled... and wants to return tomorrow afternoon... i politely decline stating I took time off work to be there today and next available day is friday.

4th March - An energy surveryor turns up, unannounced, rings the doorbell at 9am.... my wife obviously alarmed contacts me at work. I find out the letting agent told him we had agreed for him to come around.... Result? - No 24 hour notice AT ALL, wife and I are worried they will just enter the flat using 'their pass key' when we are out etc. Ring Letting agent... they blame the energy survery.

6th March - Due to have our first visit from landlord who we have never met... he just wants to 'visit'..

    Sorry to hear this Neas. The amount of hpi in this area beggers belief compared to earnings. Also I notice loads of places up for rent here. Just hope your new landlord is of the " professional " variety.

    I have a feeling that this is going to be an interesting thread.

    Two of the problems you have faced already are due to potential tenants (1 rude, 1 can't keep appointments), not the fault of the LA or LL. One of the joys of a renter moving I guess.

    Did your wife let the energy assessor survey or not?

    I wonder if the current landlord wants your opinion on the letting agent?

    (If you were my husband:eek:, that excess deposit would be siphoned back into the car fund PDQ.)

    When I said viewier I meant the actual person showing the potential tenant around.

    A young woman, nice enough but just attempted to enter my home.. when we specifically told her company we would be in...

    1 is down to tenants, rest is down to incompotent letting agent. I should update sig... we are moving to an unfurnished house next door to my work so we are downsiing to a 1 car family.... The savings we had for car have heped us buy a nice bed and other bits and bobs... the rest of it (about 3k) will go back to wards house deposit ;).

    March 4th -2 : Receive a letter from the letting agent stating

    1. The inspection on Feb 25th was satisfactory and we are happy with your keeping of property to the letting agreeement
    then.... in a bullet point underneat :
    The landord will come around on the 6th march to discuss revent issues raised...

    No mention of these issues... am guessing its the fact the sofa is knackered and bed is screwed. None of these our fault lol.
