Vendor not answering EA's calls!!

Hi,
I am a FTB and have got an offer accepted on a house at a good price and have a mortgage arranged. This has happened about 2 weeks ago and all last week our surveyors wanted to do the survey but the vendor hasnt been there and has not been answering her phone. Am I being paranoid and impatient or is there something up that she may be doing this?
I have noticed it appear on the local newspaper by an agent that I hadnt seen it on with before so that concerns me even though it might have been on with them before but not advertised so might be paranoid.
The house went on last year for 370 and is now on for 310 and we got it for 295 stamp duty paid so Im wondering is she just holding out for better offers and delaying?
Would be interested in your opinions with all your experience.

Hmm I have to say I'd be a little suspicious - if we had a buyer in your situation we'd be making every effort to keep in contact, epecially if they have been on the market so long!
Have you asked your EA if they are aware its advertised with another agent? Might be worth cold calling the second agents as well - see if they are accepting viewings - at least that way you will know what the vendor may be up to?
I hope it works out though, and theres an innocent reason for the lack of contact!
Out of interest do you know what their situation is - if they havent found somewhere to move to yet that may explain the delay if its only been 2 weeks since your offer was accepted?

Surely the EA has other contact numbers - home, work, mobile, email and then if it were me as an EA I would knock on the sellers door on the way home. If not in leave a note asking them to call me urgently. Some sellers are dozy very very dozy and operate to a timetable different from the norm.
Or sellers may of gone away for a few days - you think they would tell their EA but they don't always.A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.0 -
The vendor does not appear to be pro-active for some reason or for no reason. Your Estate Agent does not appear to be pro-active for some reason or for no reason.

Thanks for the replies. I have mentioned it to my estate agent last saturday that it seems to have gone on with a new agent and he asked was I sure it was new. I said I thought so and he was going to bring it up with the vendor but hence he couldnt make contact. He did drop a note in the door on Sunday night but still no word. I think the cold calling is a good idea, and I might get the girlfriend to do it as my Irish accent is a bit of a give away if the vendor is told about the call.
Apparently the vendor is moving to London where her daughter lives so maybe thats the delay and she may be house hunting and not be at home.

The girlfriend cold called the estate agents in question and its not on with them. Must have been a misprint in the paper which is a bit of a relief. Solves one mystery and makes me feel less paranoid. Still annoying that she isnt returning the EA's calls though!
