Your Views on buying a new build???

You also need to ensure that the builder isn't going to sell the rest of the houses to a Housing Association if that would bother you (see the recent thread "New House Misery").
They will in general always have some allocated to HA, the concern in the other thread has more to do with builders who when struggling financially or findng it hard to sell a lot of stock intended for private owners, that they will sometimes for a reduced rate dispose of remaining stock to HA to free up cash.
This leaves some purchasers very fed up.
Normally the allocated property for HA are placed in specific areas, and usually less specced.
When turn over of unsold propertys to HA occurs, it comes as a shock to the private purchasers to suddenly find HA tennants blended in and living right next door instead of just the selected properties that would have been highlighted on prospective plans.
It would be for you to make you own mind up as to whether an increase in HA tennants would be of any concern for you.0 -

25% usually. I deliberately chose a plot far away from the HA allocation but 10 years later I can say hand on heart they are no trouble wehatsoever, you wouldn't be able to tell who owns and who rents.
There is a HA block on my route to the tube station, a top floor flat with the juliet doors open, music blaring out at all times and if you're particularly unlucky Waynetta hangs over the balcony too......it bothers me just walking past, I couldn't live underneath it but the neighbours must have suffered for about 5 years now!Value-for-money-for-me-puhleeze!

I can share your opinion on this, having lived on new build for quite a few years in the past, there were periods where some undesirable elements, came and went causing most of the trouble usually in their own 'patch', for the most you wouldnt be able to tell who was HA and who was not, however in contrast to this I have also had opportunity to live in an area with a majority HA, while it was difficult to spot the bad eggs (though you soon learnt), it was apparent that far more problems occured and there was a higher number of people casuing the problems in the area.0
