I've got an appointment to look at it tomorrow so I'm hoping that it looks that good for real!

    Thanks x

it looks nice , good luck x
  • Bedroom 2 is quite small 9'1 x 7'.
The front room fireplace looks great and it says it's an open fire - cracking feature.
Looks like there are a couple of local pubs. One is a few doors down (number 35) and one is at the top of the road (number 1).
    Your property is no41.
Seems like a really nice area. From mouseprice (http://www.mouseprice.com/property-information/ref-9244219/41-East-End)
The most expensive recorded transaction in East End to date, is 8 which sold for £1,485,000 on 30/04/2008 !! worth knocking on their door eh?

    Also mouse price says:

There is currently one property for sale in East End. It has been on the market since 08/01/2009. It's original price was £142,500 which currently remains the same

    From http://www.houseprices.co.uk/e.php?q=+Walkington&s=201&n=10, we have:

    Number 43 sold on 25/05/2006 for £138,500
    Number 45 sold on 14/10/2005 for £138,500
    Number 49 sold on 18/08/2005 for £179,950 (it's a semi)
    Number 55 sold on 21/03/2005 for £377,500 (it's a detached)
Number 41 sold on 27/01/2005 for £135,000 (YOUR ONE!!)

Just looked on this website to find out what the current average value in Humberside/NYorkshire would be based on the sale at 135,000 in 01/2005:
    http://www.nationwide.co.uk/hpi/calculator.asp?calculate=true
    Results:-
A property located in Yorkshire & Humberside which was valued at £135000 in Q1 of 2005, would be worth approximately £133902 in Q4 of 2008.
This is equivalent to a change of -0.81%.

So, worth finding out what improvement they have made to the property since they moved in that justify that price.

Thanks RogerDodger! I can't believe that you did that much digging!

Also, thanks to the link to MousePrice - I'd never heard of it before and I think it's going to be a favourite very quickly :T
