Maybe start a folder with useful information for tenants? Things like how to work the boiler, where the stopcock is, telephone number of the local window cleaner etc.

Hopefully it will mean that the tenants don't have to contact you or the agency for simple stuff.

If you have instruction manuals for appliances, then photocopy them - don't leave the originals in the house. Some tenants might lose the originals.
