Viewing a house tomorrow

Hi,
I'm viewing a house tomorrow, but I am always lost for questions whenever I get there. Can anyone help me with making a list of good questions to ask?
Some background info........

3 bed detatched
Victorian era
large garden
near (very!) railway line
£189000

    When was it wired -- how many electrical points in each room?

    How old is the boiler, is the central heating regularly serviced?

    Is there any loft insulation?

    How old is the roof?

    Have there been any major structural changes to the property?

    How long have the owners lived there and what are the neighbours like? Why do they want to sell and are they buying another property?

    And finally ... "Is there anything else I should know about the property?"

    What is their situation? Are they already in the process of buying - is there a big chain or chain free?

    Course, with the railway - you ask about the noise and disruption.

    Always ask to go into the back garden. Once out there turn round and look at the back of the house/roof. Also try to linger a bit in both the back garden and the house to assess the noise and vibrations of trains. You could also ask about the frequency of the trains and if there are any freight trains (much noiser) at night.
