another extension quote !

i just recieved a quote from a builder today for a small extension , the quote came in at £10k.
i have a garage conversion which i want to change back into a grage with a samll extension to the front to allow for a utility room at the rear.
this is the quote
£1000 to submit deatiled drawings to council inc planning + regs
£3940 lower retiaining wall to dpc level, dig trench across the front of proposed garage location, pour concrete, build extension walls (dimensions are 2.9m x 2.8m)
£1980 fix roofing joists to the wall, supply and fix tongue and groove roofing boards, over lay with insulation, cover with t+g boards, make watertight using grp flat roof system.
£280 block up existing entrance in lounge into the existing garage conversion.
£1490 remove window and wall in existing extension to from garage, dig out 150mm concete for garage floor (to be lower than the dwelling floor)
£320 create new opening from the kitchen into the rear of garage (new utitlty)
£80 re route hot/cold water supplies in kitchen
£860 construct a block wall to seperate garage and utilty with new upvc door
£100 corgi to re route gas supply - not needed any more.
does this sound reasonable, i am a single parent and i dont/cant be ripped off

Seems ok but when the regs come back it may throw something in that he has not thought about but you do need at least 2 more quotes.0

Only bit I can comment on is the is the £1,000 for planning and regs. I am paying about that much for almost 5m by 5m double storey extension. plus a further 2m by 2.5m single storey extension.
Architeture fees will be based on the size/cost of the build (subject to a minimum I suppose), so £1,000 seems rather high for your "small extension".0 -
another quote came in today for £5600 plus planning and drawings at £600 plus building regs at £200.
seems abit better but we are waiting for the builder to finish a extension in our street so we can have look at his work before we go ahaead and another quote to come back .

I have had a look a couple of times when the builder has gone home and took a male friend along with me. it all looks ok so far, he hasnt got long until he is finished.

well, i have some news.
I have been to see our next door neighbour to talk to them about the extension and they have said that if i put planning in for the front extension on the front of the garage they will oppose it, this is due to me living in a semi and them in a detached bungalow, their bungalow is 5 ft lower than my house with about a 1.5 m gap between the houses, their kitchen window is already facing our garage conversion wall. and have said that if i bring the extension just back from the front of my house they will lose even more light .
i am a bit fed up now, may have to go for the rear extension but again not on the back of the garage as its a lighting isue again

It sounds like you might not get planning regardless of your neighbours you need a good architect around for some advise you might be doing a lot of thinkking and pricing for no reason, what part of the country do you live in?0

we are in plymouth/devon.
one of the builders came round this morning and i asked him what he thought.
he said i could have a rear extension which would link the garage to the utility which is what i want. he is going to do some drawings and get back to me

Your neighbours can't have the planning refused on grounds of reduced light, however when you come to sell there's the question of 'any problems with the neighbours' which you may want to bear in mind.Member of the first Mortgage Free in 3 challenge, no.19
