Renting Flat out, should I do work to it?

    OP is talking about moving in with his OH and letting the flat out, you certainly can let it two different people but you might find more problems with this than letting the whole flat to one person

    Oh and fitted wardrobes can be included in an unfurnished place but if you are providing a bed, I would go for part furnished, or advertise as unfurnished and see what the tenant says

    Thank you for the help, I think I confused things when I mentioned lodger instead of tenant (it seems quite a difference, and therefore doesn't leave me with the option of renting one room while I'm still there and then another room when I move out as that seems very complicated with respect to the technicalities).

    Thanks again for all your help, its given me a lot to think about.

    join national landlords association and get a good letting agent in to find you tenants and manage the property for the first 6 months - use that time to read https://www.landlordzone.co.uk and www. singingpig.co.uk from front to back to see how difficult it really is to be a LL - you clearly have very litttle knowledge at present about your legal responsibilities - fretting about carpets is about 196th on the list of important stuff you need to know about !!!!
